Set on a wooded hillside, commanding magnificent views to the Espinous mountains this 3 bedroomed villa offers a quiet and secluded setting for a family holiday.
Villa Aniane will appeal to those seeking a get away from it all holiday where they can relax in a peaceful environment and enjoy the beautiful views and large swimming pool as well as the extensive grounds.

The accommodation comprises:

The property is situated just outside the pretty town of Aniane which has a host of good shops, bars and restaurants. It is in a very private location and not overlooked at all. The gardens are of over an acre, are wooded in the main but with some grassed areas so plenty of space for children to play and for adults to find their own secluded spot for an afternoon with a good book and a glass of the local wine.

There is a poolside terrace with large barbeque and within the totally fenced pool area is a summer house with sunbeds, tables and chairs. The swimming pool is 12 metres by 6 metres and has depths ranging from 2.2 metres to 1 metre.

There is a studio apartment close by where the property owners sometimes stay for a week during the summer however they do not use the pool or any of the grounds of the property. Inside the villa there is a good sized sitting room with French windows leading onto the terrace.

The rest of the accommodation is fairly compact, there is a small kitchen with cooker, fridge-freezer, dishwasher and washing machine, 3 bedrooms, two double (one with en-suite bathroom) and one twin, there is also a family bathroom and separate toilet.

The Area

From the ancient city walls of Carcassonne to the modern holiday complexes of the coast, the Languedoc/Roussillon region begs to be explored. One of the Mediterranean's most glorious regions. Inland, the sunshine works its magic on mile upon mile of vineyards, the vital ingredient for the region's proud boast of being, by far the biggest wine producer in France.

The village of St Guilhem le Desert, officially one of the ten most beautiful villages in all France is just 5km away. It was built in the 11th century and remains almost totally original. Meander through the winding alleyways and visit the famous Abbey. It is also the starting point for some truly marvelous walks through some of the most breathtaking scenery in southern France. There are walks from 30 minutes to 8 hours, take your pick, they are all great fun.              

You can also explore the Grotte de Clamouse a wonderful cave system right on your doorstep. One of the specialties of the area is canoeing, St Guilhem is the main starting off point and the trips are between 3 hours and (for the very adventurous) 2 days!

Also close by is Pezenas (below). A very pretty medieval town with an abundance of shops, cafes and restaurants. The centre is full of buildings dating back to the 16th & 17th centuries.

There is also an excellent market on Saturdays which provides an ideal opportunity to stock up on the wonderful regional delicacies, fresh salads and vegetables, meats, cheeses, seafood and of course the local wine. Take a stroll through the old town with its unique craft and clothes shops and finally stop at one or two of the many bars and bistros in the ‘Place de 14th Juillet’ or ‘Place de Gambetta’. Dine out of an evening in any of the wonderful restaurants which cater for all tastes and welcome families.

The Mediterranean coast is some 40 minutes from the villa. Here you will find sleepy fishing villages and modern beach resorts with miles of golden sands. At Cap d’Agde is the famous ‘Aqualand’ water park   with its waterslides, flumes and wave machine, the resort also has a large aquarium specializing in Mediterranean fish.   The whole coastal area is a delight to explore, there are wonderful harbourside restaurants to enjoy a lazy lunch in, they are all child friendly.

…..“We have rented holiday properties in Italy and France for more than 10 years, and we thought that Villa Aniane was the best by some way.  I would almost rent it for the terrace view alone.  The house has everything you need for a small family, including  plenty of space.  The kitchen, while small, is very easy to cook in, and it was a pleasure to have both a dishwasher and a washing machine.  The pool is absolutely amazing, and the pool house a real plus.
I would hugely recommend it, and indeed we would be interested in trying to get it for next year, and thank you again for finding it for us”………

  I just wanted to write you an e mail to tell you that we thoroughly enjoyed our two weeks in the Aniane Villa… the villa lived up to all our hopes, so much so that we will be certainly booking again next summer, hopefully for three weeks!!!!!
